What does a pre-purchase building and pest inspection provide?
A comprehensive pre-purchase building and pest inspection involves:
- Arranging the inspection with the real estate agent or vendor
- Performing an end-to-end inspection of the property for building defects and termite activity
- Examining every interior room of the building
- Examining the building’s exterior, roof space and under floor space
- Checking the garage, carport, fencing, paths and driveways
- Thoroughly checking all the building components in all accessible areas of the property
- Examine subfloor areas where the building is not on a concrete slab
- Check the internal timbers including skirting boards, door and window frames
- Check external timbers as well as any potentially compromised trees and stumps in the property’s vicinity
- Describing the current condition and detailing any building defects
- Advising on likely repairs and maintenance requirements
- Explaining minor and major defects and how this may impact your purchase decision

4. Can I attend the inspection?
You can be present at the pre-purchase building and pest inspection with permission from the selling agent which allows you to ask questions and better understand any issues the inspector identifies. We ask that you wait until the inspector has carried out the inspection according to standards which ensure you receive a report that is thorough, correct and
complete. At the end of the inspection, you are welcome to ask questions or discuss any concerns with our inspector.
