The inspection is a thorough room by room inspection that will identify defective workmanship, incomplete items, items that do not comply with the Standards and Tolerances Guide 2015 and items that differ from your specification. Each defect is marked on site with a sticker, recorded with a photo and a narrative is added. This ensures the defect will be repaired and the sticker not simply removed.

DILAPIDATION SURVEYS
Our surveys will give you photographic evidence of the condition of the adjoining properties or council assets prior to the commencement of construction. It is an inexpensive report which provides an item-by-item account of a building or asset and its existing condition. If you choose not to get a Dilapidation Survey it is very difficult to verify existing defects or if damage to an adjoining property occurred during the construction period.
As a result many people find themselves wrapped up in very costly litigation because they didn’t get evidence of the extent of building or property defects before commencing the works.
Under Part 7 Section 94 of the Building Act 1993 it is a requirement for a Dilapidation Survey to be conducted on an adjoining property or asset prior to protection works or construction works being undertaken.
It makes sense to take every precaution possible when the cost of getting it wrong can cause major financial stress and you may wind up in a very costly litigation process without evidence that may otherwise indemnify you.

STAGED BUILDING INSPECTIONS

FRAME STAGE REPORT
We inspect at Frame Stage to ensure walls are plumb, windows are level and floors are straight. The quality of your building depends on professional standards being maintained at this early stage of construction.
LOCKUP REPORT
We Inspect once lock up is complete and before the plaster is installed, to ensure correct installation of insulation, bath and shower installation, cavity sliders, external claddings, doors and windows, flashings, eaves and roof covers.
HANDOVER REPORTS
This report ensures that all items listed for rectification in your Practical Completion Inspection have been completed and identifies any other defects that may have been created during the last weeks of finishing. If a Practical Completion Inspection has not been carried out then we will carry out a thorough room by room inspection that will identify defective workmanship, incomplete items, items that do not comply with the Standards and Tolerances Guide 2015 and items that differ from your specification. Each defect is marked on site with a sticker, recorded with a photo and a narrative is added in the report. This ensures the defect will be repaired and the sticker not simply removed.
OWNER BUILDING REPORTS (Section 137b reports)
If you’re an Owner Builder, you must provide an Owner Builder Report and provide a warranty policy (in most cases) prior to selling your property within the prescribed period. We provide a complete professional service that ensures you are compliant with the requirements of the Building Act 1993.
